Maintenance and Repairs

Conservatory roofs are undoubtedly the most vulnerable part of a conservatory and one of the most common problems is a leak. Typical causes of a leaking conservatory roof include faulty or inadequate flashings, slipped roof panels, loose cappings ,dosed seals or leaking roof vents, together with broken guttering systems, damaged polycarbonate roof sheets and Condensated Double Glazed Units. Whether your roof is aluminium or uPVC, our expert team can assess the problem and provide you with a quotation for a solution.
Faulty or inadequate Lead Flashing
Flashing provides cover to the joint between the conservatory and the building it is attached to. Lead is normally used to provide flashing as it has the ability to expand and contract as the temperature rises and falls and can be "Dressed" into differentt shapes to suit various applications. Although highly resistant to corrosion, leaks may occur if poorly installed. Another material often used is "Flashband" which is an adhesive flashing that is not integrated to the building but rather stuck to the surface. The adhsesive properties of the Flashband reduce over time allowing water to infiltrate the joint.
Slipped Roof Panels, and Loose Cappings
A slipped roof panel will create a gap at the ridge of the roof, through which water may enter, not to mention cold and noise. Slipped conservatory roof panels must be removed to allow for the replacement of the tape seals and then reset back into the roof. The addition of poly retaining clips will help stop the problem re-occuring.
Dosed Seals
Over time the tape seals used during initial installation can become 'dosed' allowing external elements to penetrate the seal between the roof sheets and the roof bars. Replacement tape seals can be installed to return the integrity of the roof.
Leaking Roof Vents
Conservatory roof vents provide excellent ventilation and the ability to better control the environment within a Conservatory. However, they are not exempt from the occasional problem. To repair a roof vent, it is often necessary to strip it down and thoroughly clean it before re-assembling.

Broken Conservatory Gutters
Following heavy snow, we see large numbers of enquiries coming from people with conservatory gutter damage, specifically broken conservatory gutter brackets. Unfortunately the likelihood of such problems occurring increase with age, through poor fitting and when fewer conservatory gutter brackets are used than are recommended.
We can repair and replace most conservatory guttering systems. So, if you are experiencing problems with your conservatory gutters, conservatory box gutters, or conservatory down-pipes, then give us a call.
Damaged polycarbonate roof panels
Although polycarbonate roofing panels are strong and hard wearing, they can be damaged by the impact of something heavy falling onto them. Falling branches, or house roofing material often causes this kind of damage.
Polycarbonate roofing panels are often subject to "de-stabilisation" which may only affect one or two panels in a roof but makes them stand out as they appear a different colour. We can help repair, replace or re-seal single roofing panels or complete conservatory roofs.
Condensated Double Glazed Units
Whether roof glazing units or wall frame units, when a double glazed unit breaks down it will become condensated (Misty Cloudy, Fogged) and need replaced with a premium quality replacement unit.
